Project Description:

 

The goal of this new medical office building is LEED® Silver under LEED® NC version 2.1.  It is a new 5-story building with adjacent parking deck.  The building will include upfits on two floors for Surgical and Orthopedic tenants, with the remaining floors as shell spaces.

 

The project energy-related systems included:

 

·       Siemens Building Automation System integrated into hospital networked control system.

·       Air-cooled chilled water system and variable-air-volume low-temperature air distribution system with electric heat.

·       Lighting controls based on occupancy sensing and building automation control.

·       Domestic water.

 

System WorCx Scope of Work:

 

System WorCx was hired as a third-party commissioning firm contracted directly to the Medical Center, and also acted as the LEED® consultant for the project. Commissioning included HVAC and controls, plumbing, fire protection, fire alarm, telecommunications. System WorCx provided both Fundamental and Additional Commissioning under LEED®.  Michael Mantai was the commissioning authority performing all commissioning activities (design reviews, Cx plan, field testing, troubleshooting, etc.).
